Reconstruction and reinforcement of industrial facilities

Reconstruction and reinforcement of industrial facilities

Surveys, reinforcement of load-bearing structures, extensions and upgrades — we restore a building's service life and adapt it for new equipment. Without stopping production where possible.

An old industrial building almost always has spare capacity — the only question is how much and where. Reconstruction lets you extend a facility's life, adapt it for heavier equipment or a new process, and do it more cheaply than new construction. But only with an honest survey: «cosmetics» without calculation is money down the drain. TEHMAS reconstructs and reinforces industrial facilities in Kyiv and the Kyiv region: from survey to handover, with the price and timeline fixed in the contract.

Why reconstruction goes wrong

Mistakes that hide the problem instead of solving it

Cracks, deflections and frame corrosion — yet you don't know the real strength reserve
New, heavier equipment, while the old building isn't designed for those loads
«Cosmetics» without a survey — the problem returns and the money is wasted
The repair stops production for months and hits turnover

What we do in a reconstruction

From honest diagnostics to a finished, reinforced facility

Technical survey

Load-capacity assessment, defect mapping, measurements and a report on the real condition of the structures.

Reinforcement of load-bearing structures

Columns, beams, trusses and floors — reinforced for new loads by calculation.

Foundation reinforcement and repair

For new equipment and increased loads, accounting for soils and settlement.

Roof, facade and engineering replacement

Upgrading the envelope and networks without demolishing the whole building.

Extension and reconfiguration

New spans, mezzanines and expanded areas for production growth.

Work without stopping production

In stages and sections, coordinating the schedule with your process — where possible.

What turnkey general contracting covers

Every stage in one hand — one contract, one contact engineer, full responsibility for the result

Design and approval of permit documentation
Groundwork cycle: earthworks, foundations, piling
Steel frame and envelope structure assembly
Roofing, facades and glazing
Engineering systems: power, water, heating, ventilation
Industrial flooring, site landscaping and commissioning

How we work

01

Request & consultation

We take your enquiry, clarify the task, scope and timeline. We respond within 24 hours.

02

Site visit & brief

Our engineer visits the site: measurements, soil and conditions assessment. We compile the technical brief.

03

Design & estimate

We prepare the design solution and a detailed estimate (5–7 business days). We fix the scope of work.

04

Contract

We sign a contract with a fixed price and schedule. No hidden charges along the way.

05

Construction

Groundwork, steel frame, facades, engineering — with our own equipment and crews. Weekly photo reports.

06

Handover & warranty

Commissioning, signing of acceptance acts, warranty obligations under the contract.

Why clients choose TEHMAS

Our own fleet and team

Our own equipment fleet and permanent specialists. Your deadline doesn't depend on someone else's schedule.

Hard conditions are our specialty

Weak soils, tight deadlines, non-standard structures. We don't shy away from the difficult.

Full responsibility

One contract and one contact engineer. We don't shift blame onto subcontractors.

Base 30 min from Kyiv

Brovary is an ideal location for construction across the Kyiv region. Fast equipment deployment to your site.

Response within 24 hours

A feasibility study and a ballpark estimate within one business day.

Fixed price and deadlines

We fix the estimate and schedule in the contract. No hidden charges during construction.

Reconstruction FAQ

Why is a technical survey needed before reconstruction?

Without a survey it's impossible to know a building's real strength reserve. It shows what can be kept, what to reinforce and what to replace — and protects you from unnecessary spend and unsafe decisions.

Can a building be reinforced for heavier equipment?

Yes. Based on the survey and calculation we reinforce structures and foundations for new loads — often cheaper than building from scratch.

Do you work without stopping production?

Where technically possible, yes. We break the work into stages and sections and coordinate the schedule with your production to minimise downtime.

Which is cheaper — reconstruction or a new facility?

It depends on the building's condition and your goals. The survey gives the exact answer: sometimes reinforcing the existing structure is better, sometimes building new is. We don't push the more expensive option.

How much does reconstruction cost?

The cost depends on the scope of reinforcement, structure and engineering replacement. After a survey and site visit we provide a ballpark estimate and fix the final price in the contract.
