Foundations for industrial buildings and equipment

Foundations for industrial buildings and equipment

Pile and slab foundations for warehouses, workshops and heavy equipment — with soil assessment and calculation for real loads. The base the whole facility rests on.

The foundation is the most expensive mistake in construction: everything built above rests on it, and reworking the base after the frame is up is practically impossible. For industrial buildings with heavy equipment and on the difficult soils of the Kyiv region, the foundation must be calculated for real loads, not a rough «safety margin». TEHMAS performs groundwork and foundations for industrial facilities in Kyiv and the Kyiv region — with soil assessment and the price fixed in the contract.

Where the foundation lets the whole facility down

Groundwork mistakes that surface within the first season

A foundation done «by eye» without geology — settlement and cracks within the first season
Weak soils, but a standard solution — the building drifts and deforms
An equipment foundation that ignores vibration — machine runout and wear
A mistake in the base is the costliest — everything above has to be redone

What we account for in the foundation

The decisions that determine the reliability of the whole structure

Soil assessment and inputs

We account for geology, groundwater level and frost depth — the basis for the right foundation type.

Pile foundations

Driven or bored piles for weak soils and the high loads of industrial buildings.

Slab and strip foundations

We select the type for the site conditions, building type and loads — where it is optimal.

Foundations for equipment

Separate foundations for machines and presses accounting for support reactions, dynamics and vibration.

Ground-bearing industrial floors

As a continuation of the groundwork — flat and designed for equipment and racking loads.

Waterproofing and drainage

Protecting the base from groundwater and frost heave — so the foundation lasts for decades.

What turnkey general contracting covers

Every stage in one hand — one contract, one contact engineer, full responsibility for the result

Design and approval of permit documentation
Groundwork cycle: earthworks, foundations, piling
Steel frame and envelope structure assembly
Roofing, facades and glazing
Engineering systems: power, water, heating, ventilation
Industrial flooring, site landscaping and commissioning

How we work

01

Request & consultation

We take your enquiry, clarify the task, scope and timeline. We respond within 24 hours.

02

Site visit & brief

Our engineer visits the site: measurements, soil and conditions assessment. We compile the technical brief.

03

Design & estimate

We prepare the design solution and a detailed estimate (5–7 business days). We fix the scope of work.

04

Contract

We sign a contract with a fixed price and schedule. No hidden charges along the way.

05

Construction

Groundwork, steel frame, facades, engineering — with our own equipment and crews. Weekly photo reports.

06

Handover & warranty

Commissioning, signing of acceptance acts, warranty obligations under the contract.

Why clients choose TEHMAS

Our own fleet and team

Our own equipment fleet and permanent specialists. Your deadline doesn't depend on someone else's schedule.

Hard conditions are our specialty

Weak soils, tight deadlines, non-standard structures. We don't shy away from the difficult.

Full responsibility

One contract and one contact engineer. We don't shift blame onto subcontractors.

Base 30 min from Kyiv

Brovary is an ideal location for construction across the Kyiv region. Fast equipment deployment to your site.

Response within 24 hours

A feasibility study and a ballpark estimate within one business day.

Fixed price and deadlines

We fix the estimate and schedule in the contract. No hidden charges during construction.

Foundations FAQ

What foundation does a warehouse or workshop need?

The foundation type depends on the soils, loads and building structure. On weak soils it's usually pile foundations; on strong soils, slab or strip foundations. The exact solution comes from a soil assessment on site.

What if the site has weak soils?

Weak soils are our specialty. We use pile foundations and dedicated engineering solutions that transfer the load to denser layers and rule out settlement.

Do you build separate foundations for equipment?

Yes. Based on the support reactions and dynamic characteristics of your equipment we design separate foundations to avoid vibration and preserve machine accuracy.

Is geology needed before the foundation?

Yes. A foundation can't be calculated without soil data — that's a direct risk of settlement and cracks. We build the soil assessment into the start of the works.

How much do foundation works cost?

It depends on the foundation type, soils, area and loads. After a soil assessment and site visit we provide a ballpark estimate and fix the final price in the contract.
